Who is the developer & land owner of the Oriental Beach Pearl?
Oriental Beach Pearl Co.,Ltd is the owner of the land and is the company that will be leasing the land and the units to our customers. Oriental Beach Pearl Co.,Ltd is also the actual construction company that will build you your new holiday home!
How big is the Oriental Beach Pearl?
The land in Phase 1-4 is a total of 25 Rai, equal to 40,000sq.m or 9,88 acres.
How many units are you building?
We are building 81 villas & townhouse as well as 30 overwater-bungalows that will form a luxury ‘floating hotel’ sitting on a 3500m2 saltwater pool! – The first of it’s kind in Thailand.
What are the villa sizes?
From 154m2 to 320m2 including indoors living areas, terraces and flat roofs
What size is the pool?
The pool is actually several pools linked together. We have 1800m2 in phases I & II (fully built and running already) with another 1200m2 in phase III under construction and 3500m2 planned in the hotel section – altogether 6500m2 or 70,000 sq.ft. – the largest of it’s kind in Thailand.
What are the costs of electricity & how will I be charged?
Each dwelling has its own electricity meter. The charge including water usage is THB 6,00 per KwH.
What are the ownership rights when purchasing a villa?
All villa units at the Oriental Beach Pearl are sold with a 30 year land lease, renewable 2 times for a total of 90 years. Each 30 year lease contract is registered at the Land Office giving the buyer full and unconditional ownership of the building. If the buyer sells the dwelling to a 3rd party after a few years, the new owner will get a new 30-year lease renewable 2 times for a total of 90 years. Similarly if your property passes to a beneficiary on the sad circumstance of your death, that person would also get a 2 times renewable 30-year lease. The buyer and seller will pay land office cost and any applicable administration fees or taxes.
Do I pay yearly rental of the land?
No it is all included in the total price you pay initially.
Is there any yearly tax ?
Yes, the government collects land tax between $ 150 and $ 500 per year depending on the size of land your house is sitting on.
Do I need a lawyer or seek legal advice?
At Oriental Beach Pearl you don’t need to pay extra for lawyer fees or legal services, as we have solid and proven standard contracts that we have used for almost 10 years without problem. However we always recommend customers seek legal advice and conduct due diligence before purchasing a property.
What are the service fees and what is included?
The Maintenance fee is what the owners pay to keep the common areas in good shape and their own property maintained on the outside. The price is: THB 25 per 1m2 of land.
Included is:
1. Maintenance of the common areas e.g.: Club House, tennis court, fitness center, swimming pools and water slide, green areas, car park and roads.
2. Electricity in common areas.
3. Garbage collection and sewage disposal
4. Painting of houses outside every 3 years.
5. Rooftop gardens, repairs on Jacuzzis, shade sails, outdoor furnishings, sun loungers etc.
6. Pest control
7. 24-hours security
8. 24-hours reception
9. TV signal & high-speed Internet
10. CCTV
What is the sinking fund?
A sinking fund is a fund formed with a one-time payment in most projects. In Oriental Beach Pearl you will be dealing with a financially strong developer. His Oriental Beach Pearl Co., Ltd will take care of any unexpected expenses as an advance, collecting them from the service fee later, interest free. This service is unheard of in any other project in the Hua Hin area.
